In this video, we discuss common pest issues that
can occur when trying to sell a home and how to deal with it. 

Unfortunately, one of the things homeowners deal with are pesky bugs. If you own a home in Oklahoma, chances are you will encounter termites. And, naturally, if you have pets that enjoy both indoors and out, particularly those furry little pups, you will have to battle with fleas during the summer months. Lastly, and most fortunately least likely, there are bedbugs that tend to travel with their guests and can find their way to unsuspecting homes in a suitcase, duffle bag, local garage sale find, or through cracks and crevices of attached dwellings (i.e. apartments, duplexes, condos, etc.). 

So, let’s deal with them…Why don’t we? 

Termites: A Home’s Silent Invaders

Termites tend to be noticeable most in the Spring and Summer months when they swarm. That said, they can be present all year long and working privately within the walls. Inspectors know what they are looking for when they inspect, so if you are told you have termites, have them point out what indicators they are using to make this determination. Of course, if this happens when the home is being inspected by the purchaser as part of a real estate contract, it’s important that you involve your agent in ensuring the proper treatment and documentation. 

The good news is that once termites have been treated (and they did it right the first time), it is often likely the only time that home will need it! Just in case, let’s go over the basics.

First things first, call in the experts. If you had the home treated previously, call that company to see if the treatment is warrantied. If so, they should at least spot treat for no additional charge (read the contract you have with them). If it is not under warranty, you may want to get a couple of opinions and compare pricing and treatment strategy. 

A word of caution… if treated correctly, you shouldn’t need to pay to have an ongoing barrier system installed or for any expensive ongoing service contracts. 

Battling Bed Bugs

Bed bugs are becoming more and more of an issue in Oklahoma homes. A common myth is that only people who lack good hygiene end up with bedbugs, but that simply isn’t true. These critters can make their way into your home even if you are a neat freak. The key is early detection and getting them treated quickly! 

There are both heat and chemical treatments available to treat bed bugs. Depending on the extent of the infestation and the type of home you have, the pest control experts can tell you which treatment will take care of the problem. And…you want it FULLY taken care of. There is no halfway here! 

You will also need to do some decluttering and literally clean EVERYTHING following an infestation of bedbugs! You will need to wash and dry any bedding and clothing at high temperatures and vacuum extensively to get rid of any bugs or their eggs. 

If moving to a community with multiple tenants (apartments, retirement communities, etc.), invest in bed bug-proof encasements for your mattress and box springs. It’s like giving your bed its very own security detail so bed bugs have no place to hide out and multiply. 

Stay vigilant! Keep an eye out for any signs of bed bugs and don’t wait to call pest control experts upon the first sign of any live bugs.

Flea Infestations and furry friends

Start by taking care of your four-legged family members. Treat your pets with love and give them flea shampoos, collars, or those handy topical treatments recommended by your favorite vet.

That said, in the Oklahoma heat, fleas can still be a problem, so talking to your vet about annual treatment options is a good idea. Once fleas get in the home, they can get in the carpets and upholstery and really multiply fast. 

Vacuum, vacuum, vacuum! Clean up your indoor spaces, especially the spots your pets love. Toss those vacuum bags or empty the canister ASAP. Don’t forget your bedding and upholstery. Wash pet bedding, your own sheets, and any upholstered furniture where fleas might be hiding.

For a little extra firepower, try some flea foggers or sprays designed for indoor use. Follow the instructions carefully, and make sure your furry pals (and humans) have a day out during the treatment.

Dealing with bugs during the home sale process

As part of the home sale process, buyers will typically have the home inspected by a licensed pest inspector. The inspector will provide a report regarding the status of any infestations. In most cases, it is the home seller’s responsibility to pay for having the home treated prior to closing if any termites or other wood-destroying organisms are found present and active. Other types of bugs are a bit more tricky to negotiate, but your agent can help you come to an agreement with the purchaser if there are other types of infestations noted on the inspection report.
