Truth: There is no specific month or season which stands out as the “best” for selling a home in the Oklahoma City metro area. Homes sell all year around with very little change in price or time on market. 

Truth: As the housing inventory becomes scarce in certain price points, less needs to be done to a house for it to be marketable. 

Truth: Homes sell faster during a seller’s market and often sell for list price or above when priced right. 

Truth: Properties in lower price ranges sell faster than those in higher price ranges. Many of our clients receive multiple offers within days (or even hours) of going active on the market. 

Truth: Despite the recent pandemic, OKC Metro homeowners are seeing a historic peak in median home values. 

Truth: There is less of an investor market currently, however, those out there will certainly try to take advantage of those who don’t know the true value of their home. 

Truth: The market will eventually shift back to a “balanced” market (6 months of inventory) and eventually to a buyer’s market at some point. Predicting when this will occur is always the challenge.
